MLS API Integration & 40x Traffic Growth
A comprehensive rebranding and deep architectural adaptation focused on SEO and AEO (Answer Engine Optimization). Within the first 28 days post-launch, search impressions scaled from 40 to 1,260, and the platform began consistently capturing leads directly from AI answer engines like ChatGPT, Gemini, Claude, and Perplexity.

Positioning Strategy & AEO Engineering: Driving Leads from LLMs
The Baseline & Business Objective
I inherited a templated Webflow site burdened by a cumbersome, outdated design. The client’s mandate was ambitious: "I don't want to be just another traditional real estate agency. I want to leverage everything AI can offer my industry." We initiated a complete rebranding and rebuilt the architecture from the ground up to align with this vision.
UX Segmentation & Content Scaling
To maximize conversions across diverse traffic sources, I mapped distinct user journeys for three core segments, each with unique decision-making psychology: Buyers, Sellers, and Seniors. To drive organic scale, I architected and deployed:
- 60 dynamic Toronto neighborhood pages, enriched with Google Places integration to automatically pull local amenities and infrastructure data.
- 50 targeted landing pages dedicated to the Seniors Communities segment.
- A structured blogging ecosystem, complete with comprehensive video guidelines to enable autonomous content publishing by the client's team.
AEO (Answer Engine Optimization) & SEO Implementation
Beyond establishing a rigorous technical foundation (semantic core mapping, Schema markup, metadata optimization, GA4, and Meta Pixel integration), I executed a specialized Answer Engine Optimization strategy:
- Developed a hidden, dedicated page containing explicit instructions formatted for LLM crawlers.
- Deployed a comprehensive
llms.txtfile in the root directory to structure the business context specifically for ChatGPT, Claude, and Perplexity bots.
Business Impact
The architecture delivered immediate ROI. Just one week post-launch, the client acquired their first qualified lead directly from a ChatGPT query. Within the first 28 days of deploying the new infrastructure, total search impressions (including AI Search) surged from 40 to 1,260—and this trajectory continues to scale exponentially today.
Data Architecture: Repliers API Integration & Serverless Backend
The Engineering Challenge
The client required direct, real-time synchronization with the Canadian MLS database via the Repliers API. A standard Webflow CMS import was unviable due to native item limits and the necessity for live price updates. Furthermore, strict Canadian real estate regulations (TREBB) mandate that "Sold Listings" data can only be displayed to authenticated users.
Serverless Rendering & Smart Search
After testing endpoints in Postman, I architected a serverless backend utilizing Cloudflare Workers.
- Dynamic DOM Rendering: I built static UI reference components (property cards and detail pages) within Webflow and mapped them with custom data attributes. A custom JavaScript layer parses the Repliers API responses and dynamically injects real-time data into the placeholders, effectively bypassing Webflow's native CMS constraints.
- Enriched Search Functionality: To handle complex filtering and address searches without requiring exact text input, I integrated the Google Places API to power a seamless autocomplete search experience.
TREBB Compliance & Custom Authentication
To legally serve Sold Data, I engineered a session-gated client portal:
- Infrastructure: User authentication (including Google SSO) is managed through Cloudflare Workers. For reliable transactional email delivery (account creation notifications, password resets), I integrated the Resend API.
- UX Routing: Unauthenticated visitors encounter blurred "Sold" property cards featuring a login CTA. The system captures their exact entry point, ensuring a frictionless redirect back to the specific listing immediately after successful authentication.
- Deep Data Rendering: Once a secure session is validated, the frontend script retrieves and renders the complete financial history on the listing detail page—exposing granular metrics such as the original asking price, Days on Market (DOM), price drop history, and the final closing price.
Proprietary Valuation Algorithm & Automated Lead Generation
Cost Optimization & UX Friction Reduction
The client initially considered purchasing a paid AI valuation add-on from Repliers. However, it required high-friction user inputs (exact square footage, bed/bath count, build year) only to return a baseline median estimate. To optimize the client's OPEX and radically streamline the user journey, I engineered a custom valuation model utilizing the data from their existing standard Repliers tier.
Custom Algorithm & Data Validation
I deployed a dedicated Cloudflare Worker that accepts a Google Places autocomplete input and dynamically calculates an accurate price range. The algorithm evaluates comparable sold properties within an 800-meter radius over the preceding 90 days. To ensure absolute reliability, I validated the custom model across 50 properties against Zillow, Wahi, and Repliers' native AI—achieving strict data parity.
Serverless PDF Rendering & Frictionless Auth
To turn the calculator into a high-converting lead magnet, I introduced a downloadable PDF report featuring the valuation range, alongside 3 active and 3 recently sold local comps. To maintain TREBB compliance for sold data, I integrated a frictionless authentication loop:
- When requesting the report, users encounter a simplified Name/Email popup with a brief TREBB compliance disclaimer.
- The Cloudflare Worker renders the complex PDF entirely server-side on the fly.
- The Auth Worker checks the database: for new emails, it silently provisions a user account, emails the credentials via Resend, and triggers a new lead alert to the client. Returning users instantly receive the report while logging the activity.
Infrastructure Handoff & Client Autonomy
Prior to the final handover, I developed comprehensive technical documentation accompanied by step-by-step video guidelines for the client's team. This established complete operational autonomy, enabling them to manage CMS content, publish new neighborhood directories, and maintain the AEO strategy without ongoing developer dependency.
Ultimately, the client received a fully functional, self-sustaining ecosystem that was already capturing qualified leads—driven by AI search visibility and the custom PDF generation funnel—well before the final project sign-off.
